Influence of Photovoltaic Systems Installation on the Value of Buildings

Typically, the only aspects ascertained in feasibility analyses of photovoltaic systems are the costs of installation, maintenance and operation, as well as the generated energy’s price. However, there are more beneficial factors related to the employment of photovoltaic systems, for instance, a possible influence on the value of a building. This study sought to investigate how the installation of photovoltaic systems influences the value of buildings. Several studies conducted in different countries, where researchers observed the valorization of buildings that were sustainable or capable of generating photovoltaic energy through historical records of business transactions were identified. There is, however, a lack of studies and records regarding properties of this type in Brazil. Thus, data about the growth of the photovoltaic energy scenario in Brazil were gathered, focusing especially on incentive programs aimed towards distributed generation in buildings. An exploratory research was conducted as well, divided into two stages: an interview with the representative of a construction company with significant presence in the Brazilian real estate market, and a survey through questionnaires among potential customers. Additionally, a case study was carried out to evaluate the decision-making of building owners towards the adoption of photovoltaic distributed generation in face of other energetic efficiency measures. It was possible to observe that although incentive programs in Brazil still show growth potential, and despite the fact that the surveyed public had little knowledge of existing incentives – such as Normative Resolution n°482/2012 by ANEEL, which deals with the incentive of renewable energy sources at consumer level – there is a tendency towards the valorization of buildings capable of generating photovoltaic energy, ranging between 1% and 10%, similar to the results of studies carried out in other countries. The characteristics of potential consumer profiles, as well as their preferences regarding buildings capable of photovoltaic energy, were identified. Matters analyzed by the owners of a certain building, which was the object in the case study, resembled the aspects considered most important by potential customers in their survey answers. It was also possible to verify, through the comparison of other energetic efficiency measures, that the particular features of each building exert great influence in the analysis of photovoltaic energy generation viability.
